Riyadh’s evolving skyline is preparing for another significant addition as Saudi developer OSUS begins construction on OSUS Eye, a mixed-use destination designed to place everyday living, business, hospitality and leisure within close reach. More than a conventional real estate scheme, the project reflects a growing ambition to reshape how residents and visitors experience the capital: with less time spent travelling between destinations and more life concentrated within a connected urban setting.
Located in northern Riyadh at the intersection of Takhassusi Road and Abu Bakr Al Siddiq Road, OSUS Eye is being developed around the idea of a “10-minute city.” The concept is straightforward but increasingly influential in contemporary urban planning. Essential destinations, from homes and offices to shops, restaurants, hotels and recreation, are intended to be accessible within a short journey.
A New Rhythm for Urban Life
For years, city living has often been defined by distance. Workplaces, homes, dining venues and entertainment districts have typically existed as separate destinations, linked by lengthy commutes and busy roads. OSUS Eye proposes a different rhythm, one in which the boundaries between daily routines become more fluid.
The development is planned as an integrated environment combining residences, premium offices, retail spaces, hospitality offerings and entertainment facilities. By bringing these uses together, OSUS is positioning the project as a destination where people can begin the day at home, attend meetings nearby, host clients, enjoy dinner and return without navigating across the city.
This is especially relevant in Riyadh, where rapid population growth, economic diversification and major infrastructure investment are changing expectations around the built environment. The project’s promise is not solely convenience. It is also about creating a stronger sense of place, where a development becomes a functioning neighborhood rather than a collection of individual buildings.
Construction Begins on a Major Investment
The start of construction marks an important transition for OSUS Eye, moving the scheme from a development vision into its delivery phase. OSUS has said the current stage includes construction works under approved scopes, along with on-site monitoring and closer coordination among design, project-management and execution teams. The company has indicated that works are progressing in line with the approved schedule.
OSUS Eye represents an investment of more than SAR 2 billion, or approximately $533 million, and is planned across a gross floor area exceeding 180,000 square metres. The scale of the project illustrates the confidence developers are placing in Riyadh’s future as a regional hub for business, tourism, culture and high-quality urban living.
The project has been framed in alignment with Saudi Vision 2030, which seeks to improve quality of life while supporting economic growth beyond traditional sectors. In that context, mixed-use projects such as OSUS Eye have a broader role to play. They can support commercial activity, attract visitors, create new residential choices and contribute to a more experience-driven city economy.
Hospitality and Global Expertise
OSUS Eye is also drawing on an international network of specialists to shape its identity. Hilton is set to operate the hotel and branded residences, bringing its hospitality expertise to a development that aims to serve both residents and business travellers. The planned hospitality component includes a Hilton Garden Inn as well as residences under Hilton’s Curio Collection brand.
The master design is being led by RMJM, while Cracknell is responsible for the landscape architecture. TRI is contributing hospitality and entertainment consultancy. Together, the partners bring expertise across architecture, landscaping, hotel operations and guest experience, disciplines that will be central to the project’s ability to function as a cohesive destination rather than a series of disconnected assets.
Landscape will be particularly important to the project’s character. In a dense and fast-developing capital, well-designed green areas, pedestrian connections and public spaces can determine whether a destination feels welcoming and active throughout the day. OSUS Eye’s ambition is therefore not simply to provide a collection of amenities, but to create an environment where those amenities are naturally connected.
From Destination to Community
At its core, OSUS Eye reflects a shift in what buyers, tenants and visitors increasingly expect from real estate. A residence is no longer viewed only as a private home, and an office is no longer simply a place to work. People are looking for communities that make daily life easier, more social and more flexible.
The development’s proposed mix of apartments, townhouses, offices, retail and hospitality spaces is intended to respond to that changing expectation. Previous project details have outlined 627 residential units, alongside commercial and retail areas, creating the foundation for a community that can accommodate different lifestyles and professional needs.
As construction advances, OSUS Eye will be watched not only as a major real estate project, but as a test of how Riyadh’s next generation of mixed-use districts may take shape. Its success will depend on execution, operational quality and the ability to make its 10-minute-city promise feel real in everyday life. If delivered as intended, it could offer a compelling model for a capital increasingly focused on living closer to the places that matter most.
