Manama’s Office Market Finds Its Footing Again

The twin sails of the Bahrain World Trade Center still define Manama’s skyline, and the buildings around them offer a decent read on the city’s commercial property market. After a slow stretch, demand for good office space has steadied.

Tenants have grown pickier. Companies want efficient floors, reliable services, and buildings that fit how people work now, which has widened the gap between prime towers and older, tired stock.

Landlords have responded by competing on fit out and flexibility rather than just headline rent. Shorter leases and ready to use space have become common tools for filling floors.

The recovery is real but uneven. Prime central buildings are doing better than secondary ones, and that split is likely to shape where new investment in Manama’s commercial market goes next.
